Want to make sure your mortgage process goes off without a hitch? Then start gathering the below documents early.

Your Flower Mound mortgage application will require numerous documents to help us verify your income, credit, debts and other financial details. To ensure this documentation process doesn’t slow down your home purchase, it’s critical you begin gathering and organizing this paperwork early — before even applying for your mortgage loan.

YOUR MORTGAGE LOAN DOCUMENT CHECKLIST

As part of your mortgage application, you’ll need to provide the Premier Flower Mound team with a number of documents detailing your income, property information, personal identification and your debts.

See below for a full list of the paperwork you can expect your Flower Mound loan officer to request.

PERSONAL IDENTIFICATION

  • Your driver’s license, state I.D. or resident card for you and any co-buyers
  • Your Social Security Number if applicable

PROPERTY INFORMATION

  • Your executed sales contract (your Flower Mound real estate agent should have a copy of this)
  • Copies of your earnest money check and option fee
  • Proof from your bank the above funds were withdrawn and on what date


Other possible items:

  • If you recently sold your previous home, you’ll need a settlement statement or closing disclosure proving the sale

DEBT AND CREDIT HISTORY

  • Signed permission to pull your credit
  • A written explanation for negative credit items, such as collections, late payments, etc.

INCOME & EARNINGS

  • The previous two years’ tax returns and W-2s (all pages)
  • Your last two pay stubs (these should include year-to-date earnings, if at all possible)
  • Bank statements for the last two months (including checking, savings, certificates of deposit)
  • Investment statements for the last two months (401Ks, mutual funds, etc.)
  • Proof of employment from your workplace


Other possible items:

  • If you’re retired: A copy of your Social Security and/or pension award letters
  • If you own a property and are not selling it first: A copy of the property’s mortgage statement, homeowners insurance policy and most recent property tax bill
  • If you’re a business owner: Your corporate or partnership tax returns from the last two years
  • If you’re self-employed: Your personal/business tax returns from the last two years (including Forms 1120, 1120S and 1065, if applicable)
  • If you’re using child support to qualify: A copy of your divorce settlement and three months of canceled child support checks (or 12 months of payment history from your county’s child support department
  • If you own a rental property: Copies of your lease agreements, homeowners insurance policy and property tax statements

DOCUMENTATION FAQ

HOW DO I PROVIDE THESE DOCUMENTS?

There are two options for getting these documents to your Flower Mound mortgage lender: 1) via fax to the Premier office or 2) electronic delivery. If you opt for electronic delivery, your loan officer will provide you with a secure link, allowing you to upload your documents safely and securely from your preferred device.

Though this is a detailed list, it might not cover all the documents you’ll be required to provide for your loan. The mortgage process varies from buyer to buyer, so there may be additional paperwork needed to process your mortgage application. Your Premier Flower Mound loan officer will reach out if any new items are necessary. If this occurs, try to be as prompt in your reply as possible. Any delay in providing these documents could impact your closing date.

WHAT IF I’M APPLYING FOR A VA LOAN?

If you’re a veteran or military member and are applying for a VA loan, you’ll need to provide two extra documents: A copy of your DD Form 214 and your Certificate of Eligibility. You can obtain your COE through your local VA office or online at VA.gov.
